cayenne timing chain

hi hoping for some advice. im currently in the process of purchasing a cayenne 2005 4.5 which has an apparent noisy timing chain. the seller has warned me that he has been told its an engine out job but im wondering is this true and how likely is it that it will be the chain as porsche in leeds claim they have never done one.
