leaking power steering rack

leaking out of drivers side where rack fits to column, and around where the unions bolt to side. Is this common, is the rack likely to be shot or will replacing the banjo washers likely cure. If not, are the rack horribly expensive and a pain to fit, or straight forward but just costly.
any help gratefully received before I tear it down.
 
Cheapest rack I have seen is £225 at www.design911.co.uk though you can possibly find cheaper or have yur own reconditioned.

There are rebuild kits out there also if you are handy yourself for under £100
 
I had my rack recondition exchanged for £120 from a company called Kiley Klinton in Birmingham and they were very helpfull,collected and delivered to me.
