Noises, and a bootlid problem

Hi there, I recently acquired a very fresh 65k mile 2005 Cayenne Turbo as a run around car for when home pretty infrequently in Ireland. Between Ireland and Kazakhstan, it's my fourth one and generally, I'm really happy with it - it seems to have, thus far, dodged many of the "trouble bullets"

Two small things though. There's an extremely annoying constant squeak coming from, pretty much, the underside middle of the vehicle... It seems suspension/chassis flex related but sounds exactly like a ball joint squeak, except coming from the wrong location. With ac/dc on the (excellent Bose) stereo up really loud it's not an issue but it's actually pretty embarrassing around town..... To make even less sense, it seems to be less frequent/loud when on 'comfort' shock absorber setting than when on 'sport' - mad, I know. Any thoughts folks?

Secondly, the rear (main) tailgate (not glass panel) is locked shut. It's neither open nor closed fully though... I can still hear the electronic whirr when I put my fingers on the pressure pad to open it but once the 1 second long noise stops - nothing happens! Having looked on Rennlist, this seems common enough and you can flip off a plastic panel on the inside on the tailgate door and force the motor arm to the left - I've done this, it worked one time but not again and I remain in neither open nor closed limbo. Thankfully it's not open enough to leave an interior light on and drain the battery. Any suggestions or similar experiences rectified would be greatly appreciated.
