Wet drivers footwell

Just bought myself my first Porsche, 944 Lux 2.7 1989, car is really solid drives very well, I have two problems I would like to rectify but thought that they might be problems that more experienced owners my have encountered.

1. The whole car is dry apart from the driver and offside rear passenger footwells, is this common and how is it rectified?
2. The gears feel tight when changing, however the gear stick vibrates round about the 3000 rev mark in 3rd and 4th it appears fine in all other gears.
 
Hi I hard an alarm fitted and a wire was routed under the seam covering trim near the hinges and water was coming in along the wire. Re-routing the wire and pressing the trim back cured it - (nearside front well)
